Refurbishment & Rectification
Refurbishment is different from new work: the building is already operating, unknowns are hidden and disruption must be controlled. Moltus plans staged upgrades and rectification works around the people using the building.
How we work inside a live building.
Refurbishment isn't a clean site. Tenants are still working, students are still in class and patients are still being seen. We plan staging, isolations, dust, noise and hours of access before the first wall comes down.
Condition audit before scope is locked
We open up sample areas, check services, structure, fire and hazardous materials and document conditions — so the scope and price aren't built on guesses.
Staged delivery around occupants
Works are broken into stages around tenant occupancy, school terms or trading hours, with hoardings, signage and re-routing planned before each stage starts.
Hazardous materials and compliance handled
Asbestos, lead, contaminated surfaces and confined-space rules are managed under licensed sub-contractors and clearance documentation, with records you can hand to your insurer.
Buildings we work inside.
Refurbishment and rectification needs different controls in different environments. Here are the building types where our staging, safety and finish approach is set up.
Occupied offices and corporate floors
Floor-by-floor refurbishments, amenity upgrades, façade remediation and base-building works in towers that have to keep trading every weekday.
Schools, training and government buildings
Term-break and after-hours upgrades, classroom refits, accessibility works and government rectification programmes delivered under formal probity and safety controls.
Healthcare and community facilities
Clinic and allied-health refurbishments, infection-control isolations and community-centre upgrades where dust, noise and access have to stay under tight thresholds.
A refurbishment process that reduces disruption.
The work starts with a condition audit, then moves through staging, approvals, isolations, delivery, cleaning and documented close-out.
Condition audit
Site walkthrough, photographic record and scope of works developed with your team.
Programme & staging
Stage plan that protects operations — including out-of-hours and weekend works.
Approvals & isolations
Permits, hot-works approvals, service isolations and safety plans locked in.
Delivery
Dust, noise and access tightly controlled. Daily comms with the site occupier.
Re-instatement & cleaning
Spaces returned cleaner than we found them, ready for occupancy each morning.
Close-out
As-built drawings, warranties, defect inspections and a single point of contact for aftercare.
Why choose Moltus for refurbishment & rectification.
Working inside a building people are already using is the hardest version of construction. It rewards experience, planning and quiet site discipline — which is exactly what we bring.
Occupied-building experience
Most of our refurbishment work happens in buildings that never close. Our supervisors are trained to plan around occupants, not around an empty site.
Safety, staging and dust control
Hoardings, negative pressure, isolations, after-hours access and trade-by-trade staging are part of the programme — not afterthoughts when complaints arrive.
Documented close-out you can hand over
Each stage closes with as-builts, test certificates, hazardous-materials clearances and cleaning sign-offs — so the asset manager has the records the building needs.
